We purchased a home which has a concrete/stone terrace attached to the exterior brick wall. The joint between the terrace and the house is leaking and water is running down the house wall. This makes the house wall under the terrace wet (inside the house).
There is no drainage on the terrace and it seems to be level (not sloped away from the house). Also, since this is the Northern side of the house, it's cooler and snow seems to be accommodating in that area (judging by images, our first winter there would be next year).
It looks like there is some code that says permanent stone terrace cannot be attached to the house, so there is an inch gap between them filled with some sort of foam (I'm not sure exactly).
Question is what's the best way to waterproof this terrace-house joint or otherwise prevent the water from accumulating in that area and going down.
